Dedduwa Lake Resort: SLTDA land near Bentota offered for a theme resort

The 694-hectare (about 1,700-acre) Dedduwa Lake Resort site in Bentota DS division is listed on SLTDA's public land bank. SLTDA first called expressions of interest for a theme resort there on a 30-year lease in 2023; that call closed on 11 July 2023.

• Land bank entry: Dedduwa GN division, Bentota DS division, survey plan PP 3608, vested by a 2008 Gazette; about 14 km from the Walipanna expressway entrance and 82 km from Colombo.
• The 2023 call set three to ten rooms per acre, at most 30% plot coverage and a 14 m height limit (ground plus two floors).
• Investors were to be shortlisted and then sent a request for proposals; no award has been seen.
• The land bank entry was last updated on 29 October 2026 and takes expressions of interest online.
